MPF Xtra 3D: Getting Started

What is MPF Xtra® 3D?

MPF Xtra® 3D is an MPF Xtra® product option which provides down payment and closing cost assistance for creditworthy borrowers whose income used for qualifying purposes is at or below 80% of the Area Median Income (“AMI”) limits. This option does not require mortgage insurance and has no Loan Level Price Adjustments (“LLPAs”).

Benefits

  • Provide 3% Down Payment Assistance (DPA) based on the unpaid principal balance at time of loan purchase
  • Reduce a borrower's mortgage payment through the elimination of mortgage insurance (MI)
  • Reduce closing costs by eliminating Loan Level Price Adjustments (LLPAs)
  • MPF Xtra® can be combined with FHLB Des Moines, state and local down payment assistance programs.
  • Loan locks may be Mandatory or Best Efforts
  • Servicing retained only

Getting Started

Interested and ready to get started with the program? Follow the steps below.

Step 1: Review the Eligibility Requirements

All MPF Xtra 3D loans must follow the requirements of the MPF Xtra® Selling Guide, as they are an extension of the MPF Xtra® program, as well as the MPF Xtra® 3D guide.

Borrower income used for qualifying purposes must be at or below the 80% AMI limits. For determining eligibility, the PFI must refer to the AMIs that Fannie Mae uses in Desktop Underwriter or on Fannie Mae’s website, and may not rely on other published versions (such as AMIs posted on huduser.org).

Eligibility Requirements

Step 2: Contact your Mortgage Relationship Manager to get started!

Once you have determined that you are eligible to begin using MPF Xtra 3D, reach out to your Mortgage Relationship Manager to begin the process of implementing the product. A member of our team will reach out to you to establish an MPF Xtra® 3D Master Commitment (MC) using the MPF® Microsite. At this time, you will determine the delivery commitment type, either mandatory or a best efforts.
